Practical ways to sell your home quicker.

A home is probably the largest investment most of us will ever make in our lifetime. A second home in Spain is often an absolute luxury and we understand that when it comes to selling it it can feel daunting. Being away from the property whilst we are showing the purchasers can also be frustrating.
In all of our years of estate agency we know what can make your property stand out from the rest, especially in this second home market.

Here are our top tips

Purchaser Ready, stand out from the crowd.

In general, buyers of second homes or homes in Spain,  want the property to be key ready. They have options and we want your property to be their best option.  We know that being key ready will help sell your property quicker and will often add value to the purchaser. The new owners want to walk into their new home and start their holiday immediately. 

Fix the Small Things.

Fix small problems such as holes in walls, missing tiles, and broken shutters, these are things you might not notice anymore but a buyer definitely will.  You don’t want a potential buyer walking around your property thinking, ‘I need to fiix this, or I need to put that right.’ They will become overwhelmed and the overall perception of your property will change. Especially as they are new to Spain.

Brighten your home up.

Brighten up your home as much as possible. We have found that buyers looking in Spain want bright! They want the feel of a holiday home. It might not be to your taste but now is the time to depersonlise your property.  Buying a property is all about a feeling and imagining making memories there; so let´s start that journey for them. Paint the walls white and for sure, if the property is a little bit grubby from wear then we need to fix that. Lighter curtains and rugs, a few bright scatter cushions, and remove all the personal items, if only putting them inside a wardrobe or storeroom for now. We work with a local charity that helps families in crisis so we can always help you to remove items.
