I recognise these are interesting times but I wanted to let you know that despite this you can still progress with your plans to buy a property using a mortgage in Spain.
The mortgage application process can be done entirely electronically and remotely. As a Bank of Spain approved intermediary we can get agreements in principles (AIPs) issued in advance of your viewing trip. We have no requirement for documents to be certified, we work via e-mail and accept scanned copies of original documentation.
It makes sense to know that you have the support of your chosen lender from the outset. That way when making a move on your chosen property you are in a position to make an offer quickly and effectively. This is appealing to vendors of course. It’s a distinct advantage for you when you are making an offer. The loan will be approved on your capacity to service the repayments and as such is not tied to a particular property. FFA have Exclusive rates starting at 1.5% for Non-Spanish tax residents. With rates being as low as they are currently, it might be prudent to take advantage of a Spanish mortgage instead of investing solely with your funds!
With the advent of the use of new technology allowing for virtual property viewings becoming more commonly used, combined with handing over power of attorney to your lawyers to take care of the signing at the notary which is already common practice. It means that many buyers can find a property and complete on purchases from the comfort of their living room. It’s a changing world and this opens up opportunities to those willing to move with the times.
